The JONES Realty Group maintains a close relationship with its tenants by organizing various tenant appreciation events throughout the year.
During the holiday season, not only do we decorate the premises and deliver gifts to tenants; additionally, we provide a catered holiday luncheon accompanied by live holiday music. This luncheon is served in 3 shifts from 11:00 a.m. to 1:30 p.m. Our tenant survey identified the tenants’ penchant for an Italian menu. The place settings include linens and individual table decorations. The entire building management staff is on hand throughout the luncheon interacting with the tenants and strengthening familiarity and rapport.
Throughout the year we continue to build tenant rapport and support through various events and outreach programs such as:
- We purchase and distribute cases of fresh Palisade peaches from the Western Slope of Colorado. According to our tenant survey the peach event is only bested by the holiday luncheon.
- During the Valentine and Halloween seasons, we fill irregular shaped glass containers with assorted sizes of seasonal candy and offer the tenants an opportunity to guess the number of the contents in the container. Gift certificates to downtown and the candy are awarded.
- We also cater during the summer, an informal grill out luncheon and/or an occasional tenant appreciation light breakfast.
- For the National Bike to Work Day, we not only remind the tenants at the upcoming event through our monthly newsletter; we also provide secured parking within our loading dock area.
- During the flu shot season, we provide tenants the opportunity to receive their flu shots within the building.
- As an added service to the tenants, as well as maintaining our focus on environmental issues, we provide the tenants the opportunity to recycle electronics and computers once a year at no cost.
All of these events take place within the common areas of the building to promote interaction not only with building management; but also amongst the tenants. The JONES Realty Group strives to create a sense of community within the workplace. This is also evidenced by the monthly newsletter that informs the tenants of upcoming building events, upcoming downtown events, and downtown issues. Tenants are invited to submit items for inclusion in the newsletter. We also maintain a candy dish in every tenant’s reception area that we fill with different candy every month.
For all properties maintained by The JONES Realty Group we realize tenant retention begins at commencement of the lease and is a committed non-stop process that never rests. The JONES Realty Group is particularly notable for its effective tenant relations (over 95 percent tenant retention) combined with efficient management (operating costs consistently meeting BOMA averages or less).
