Gates Corporation World Headquarters corporate facility is a 10-story, 285,197 square foot building that gained recognition for its design, winning an award at the 2003 Rocky Mountain Commercial Real Estate Expo. It is located adjacent to the extension of the 16th Street Pedestrian Mall at the gateway to downtown Denver.

The first office project to be built in The Central Platte Valley Metropolitan District (CPVMD) — a master-planned, mixed-use area — the building features an architecturally-significant “curved glass curtain wall” that offers panoramic views of downtown as well as the front range and rests on top of a series of two-story columns that form a pedestrian colonnade. Situated on a triangular site near historic Denver Union Station — the hub of Denver’s planned multi-modal transportation center — Gates Corporation World Headquarters is at the heart of mass transit, downtown housing and entertainment venues, making it a dynamic part of a growing urban community.

The building features one level of underground parking, interior loading dock, a corporate fitness center on the ground floor and a vertical two-story lobby featuring full-height glass windows, stainless steel, bird’s-eye maple paneling and granite finishes. Designed for maximum flexibility, the building offers floor-by-floor HVAC systems, emergency electrical generators, transient voltage surge suppression and state-of-the art fiber optic service.

Nearby are the Pepsi Center arena and Coors Field, as well as the 16th Street Mall Retail corridor, The Children’s Museum of Denver, Elitch Gardens Amusement Park, and the Downtown Aquarium.

During The JONES Realty Group’s tenure as management for the Gates Corporation World Headquarters building, we are proud to say that we achieved the first LEED GOLD Building Accreditation for the national ownership. Pam Coburn, Senior Vice President, was the administrator for this process. As a part of the process, the building was re-commissioned and energy cost savings were realized.

We have also been awarded the TOBY Local and Regional awards for Year 2007-2008.

In conjunction with obtaining the LEED GOLD, in 2008, The JONES Realty Group was the first firm to implement composting into an already successful recycling program in a commercial office building in the City of Denver.
